The BEL & MAIN Vienna urban development is coming to life – first apartment handed over to tenant

Vienna, February 18, 2021 – The prominent BEL & MAIN Vienna district development near Vienna’s central train station is coming to life after a construction period of around two and a half years. The first apartment of this new property was handed over to its tenant yesterday, Wednesday, February 17, 2021. Currently, almost 60 percent of the BEL & MAIN Residences are already rented out, and around 30 percent of these were rented out online. “The digital tools used by SIGNA for the first time in Austria last autumn, such as the RENT-ONLINE PORTAL and the AVA robot, have passed their first practical test. This allows customers to complete the entire process from viewing an apartment to signing the rental contract conveniently, quickly, securely and efficiently, regardless of where they’re located,” says SIGNA Real Estate Austria CEO Christoph Stadlhuber.

Each of the 209 BEL & MAIN Residences, designed by Delugan Meissl Associated Architects, with sizes ranging from around 55 to 204 square metres, features open spaces and floor-to-ceiling windows. In addition, various additional services so far are an important decision criterion for the tenants, who consist exclusively of singles and couples. The building offers many free amenities such as an exclusive fitness room, co-working and community spaces, parcel boxes for online orders and even a dog washing station as well as space for golf clubs or other sports equipment. With regard to connections to Vienna’s infrastructure, the property’s location between Vienna’s central train station and Belvedere Palace also appeals to people considering moving in. Around 30 percent of the tenants so far stem from all over the world.

BEL & MAIN Residences is part of the BEL & MAIN Vienna urban district development near Vienna’s central train station, a mixed-use building complex with a gross floor area of around 64,000 square metres and consisting of two high-rise residential buildings with a total of around 450 rental apartments (209 BEL & MAIN Residences as well as 249 BelView Apartments by Coop Himmelb(l)au, the renting of which has also recently commenced), the ERSTE Tower with 17,000 square metres of office space and an Adina apartment hotel with 134 rooms, which according to current planning will open at the beginning of April. The four buildings are connected by a plaza, under which there is an underground car park with around 400 parking spaces. Construction of the outdoor spaces is almost completed, and planting of the green areas will take place in April. A LEED gold certification is being sought for the office and hotel building. The two BEL & MAIN Residences residential towers as well as the BelView Apartments are to receive an ÖGNI certification for sustainable construction. All the component buildings were sold to different investors in the course of forward deals.
