The BEL & MAIN Vienna project is the result of an invitation-only competition held in mid-2015. At that time, a proposal by renowned Austrian architectural office Delugan Meissl Associated Architects prevailed. Based on this urban development concept, one of the high-rise residential buildings from a competition entry by the internationally renowned Coop Himmelb(l)au architectural firm was integrated. A cohesive overall ensemble was created while taking the jury’s recommendation into account.
As one of the most important public transport hubs, Vienna’s central train station (located within walking distance) offers an optimal connection to the public transport network by train, underground, suburban railway, bus and tram. It is also easily accessible by car thanks to the connection to the motorway. The Stephansplatz can be reached by underground in just 15 minutes. Vienna’s airport, which links the city to the entire world, can be reached by a direct connection in less than 30 minutes. There are extensive local shopping options in the 80 shops in the BahnhofCity mall – open on Sundays and public holidays and with long opening hours on working days.
Located in the middle of the attractive new “Quartier Belvedere” district, numerous local recreation, sports and cultural facilities are virtually on the doorstep. This new Viennese district borders on a large recreational area consisting of the Schweizergarten, the Botanical Garden and the Schlossgarten Belvedere as well as on the 3rd and 4th municipal districts. The wide range of cultural offers, such as Belvedere 21, the Museum of Military History and Schloss Belvedere, as well as the variety of bars and restaurants – including the impressive rooftop bar in the Hotel Andaz Vienna Am Belvedere next door – also contribute to the high quality of life in this new district. Whether you’re travelling on foot, by public transport or by car, the city centre is just a few minutes away, making this location one of Vienna’s most attractive new districts.
Once this last construction phase is concluded, the area around the main train station will be filled with even more lively energy, and the vision of an innovative, modern district will be completed.
BEL & MAIN Residences
The BEL & MAIN Residences, designed by highly regarded Delugan Meissl Associated Architects, offer that added special something. The 209 apartments, which will be rented out by SIGNA starting in February 2021, with zero commission and open-ended rental agreements, will impress potential tenants with top-level comfort that meets a range of different residential needs – from compact studio apartments for singles to large city apartments for those who prefer more spacious living quarters. With floorspace areas ranging from 130 to 204 m², the BEL & MAIN Rooftop Residences meet even the most exacting demands with regard to space and living comfort.
The BEL & MAIN Residences redefine sophisticated living with state-of-the-art technology and well thought-out details for different lifestyles and individual needs. Attractive open spaces and floor-to-ceiling windows in all apartments offer fascinating views across all of Vienna and an open, spacious feeling beyond the actual living areas.
The intelligent shading systems in the BEL & MAIN Residences make for a pleasant room climate and optimal shading, even at the exits to the open spaces. Instead of conventional air conditioning systems, a state-of-the-art ceiling cooling concept provides cool air without noise or annoying drafts. Each apartment comes with a cellar compartment (above average size, approx. 4.5 m²) with its own power outlet, which can be used to charge an e-bike, for example. An under-floor heating system that can be individually controlled for each room ensures even heating throughout each apartment. The carefully considered security concept in the building’s entrance area and the lobby is completed with a video intercom system with displays in each apartment as well as a class 3 security standard apartment entrance door.
The multi-functional common room is also particularly useful, for example to have parties with friends and neighbours, yoga sessions and even a home office outside one’s own four walls. An in-house parcel service with a return option can save many a trip to the post office, and a digital concierge provides all residents with important news; it can also be used to contact neighbours or the building management directly.
Sports enthusiasts can use the indoor gym featuring modern Technogym equipment or train outdoors in one of the many parks that are virtually on the doorstep. The in-house garden is a perfect place to relax afterwards.
BelView Apartments, the second of two residential properties to be constructed by SIGNA, comprises 249 rental apartments that will be rented out exclusively by BAI Bauträger Austria Immobilien GmbH starting in January of 2021, with zero commission and an open-ended rental agreement as a first occupant. The apartments will be ready for occupancy as of April of 2021.
The 234 two-room apartments and 15 three-room apartments are ideally suited for singles and couples who want to combine work and their daily lives, as well as for anyone who wants to feel the pulse of Austria’s capital and enjoy cosmopolitan flair. The lifestyle of the new Quartier Belvedere district is reflected in the BelView Apartments: urban, contemporary, dynamic.
The modern rental apartments are ready for occupancy, furnished with high-grade materials and have their own balcony or loggia, a perfect place to relax and unwind. The carefully considered architecture of the highly regarded Coop Himmelb(l)au architectural firm features extraordinary lines of sight that offer fascinating views of Austria’s capital.
Residents of BelView Apartments enjoy a comprehensive range of services: the in-house fitness studio, including a sauna area, provides a place to train together with other residents while the common room with a kitchen and access to the plaza invites residents to chat and join in activities with neighbours and friends. A launderette offers a convenient way to do without a washing machine in one’s own apartment. The in-house parcel service, including a return option, can save many a trip to the post office, and there is space for a car in the underground parking garage.
