Directly adjacent to the Mercedes-Benz-Arena, SIGNA has begun building works on the state-of-the-art office building STREAM, which will stand around 90 metres tall and offer roughly 50,000 m² in total floor space. The site was one of the last remaining undeveloped plots in the Mediaspree quarter of Berlin-Friedrichshain when SIGNA acquired it in 2017 from Anschutz Entertainment Group (AEG), the lead contractors for the development of the new urban district by the East Side Gallery. The architects at GewersPudewill created the design for STREAM at the corner of Tamara Danz Street and Wanda Kallenbach Street to accommodate a workforce of roughly 2,500 people. Online fashion retailer Zalando will be the principal tenant. Building works began in early 2019 and are expected to continue until the end of 2021.
STREAM comprises two basement floors, one ground floor and 23 upper storeys, with a spacious foyer at the entrance facing Mercedes-Benz Square. The ground floor will provide a large reception and lounge area as well as restaurants and cafés open to the general public. On the first floor, the design includes a conference area for up to 600 visitors with adjoining office and supply rooms as well as an internal “workout space”. The building envelope is set back to line up with other neighbouring buildings starting on the seventh floor and continues upwards with a smaller footprint. The penthouse has a different ceiling height to the standard storeys, providing space for special purposes like training facilities or small conference rooms. Most of the auxiliary and technical facilities are located in the basement, among other things the parking lot with space for around 120 cars and 250 bicycles.
Mediaspree is one of the most sought-after commercial locations in Berlin for the technology, media and telecommunications sectors, boasting such prominent tenants as Mercedes Benz, Coca-Cola, Universal Music and MTV.
